We’ve been busy wrapping up something special for you this festive season - our lending criteria has had a makeover! Here’s what you need to know:

The Big Change

We’ve removed fixed LTI caps! That means a more flexible approach to lending – because we know every case is unique. Got something quirky? Talk to us – we love a challenge!

Highlights You’ll Love

✔ Visa-Friendly Lending

We accept Skilled Worker, Health & Care, and Global Talent visas, as well as Tier 1 and Tier 2 applicants. Dependent visa holders can apply as joint applicants. There are no minimum UK residency requirements - we focus on your ability to meet affordability, not how long you’ve been here. (Foreign National Products only)

✔ Self-Employed Support

  1. 1-year trading history considered when supported by a CV showing relevant industry experience and strong year 2 projections.
  2. Most recent year showing above 25% increase can also be considered subject to referral and accountant confirming the business activities are sustainable and a projection for the following year. Reviewed on a case-by-case basis

✔ Flexible Affordability

  • No fixed LTI multiple used.
  • Background BTL treated as self-funding with rental evidence.
  • Commitments expiring in 3 months? Ignored.

✔ Savings Flexibility
Savings must be in a UK account, but we can consider funds built up overseas. Just speak to your BDM for details.

✔ Gifted Deposits

  • Gifts from non-family members? Considered with a solid explanation.
  • Gifts from family abroad? Accepted if from approved countries.

✔ Contractor-Friendly

  • Minimum 12 months in the same line of work.
  • Current contract needs 4+ weeks left or renewal evidence.
  • Multiple contracts accepted.
  • Day rate annualised on 46 weeks for fair affordability.

✔ Second Job Income

  • Accepted after 12 months (employed) or 24 months (self-employed).
  • Combined hours ≤ 50 per week.
  • Overtime? We’ll consider it with 2 years’ evidence.

✔ Probationary Periods
Accepted if 12 months continuous employment prior and similar role.

✔ Benefits Considered
Up to 50% of: Attendance Allowance, Carer’s Allowance, PIP, Disability Income Support, Universal Credit (standard allowance, child element, carer’s allowance, disability-related payments).
